Air conditioning installation in Manningtree
Georgian frontages on the Stour estuary — handsome houses, and almost none of them with an obvious place to put an outdoor unit.
Manningtree, often described as the smallest town in England, is essentially one long Georgian high street running down to the Stour, with Mistley alongside it. It is a lovely place to live and an awkward place to install air conditioning badly, which is the whole reason to survey it properly.
Narrow fronts, long plots
The characteristic Manningtree house is narrow-fronted, two or three storeys, built straight onto the pavement with a long garden behind. There is no side return and no side access, so the outdoor unit goes to the rear and the pipework has to travel. That is perfectly normal work, but it is not a job to price from a doorstep conversation — the route decides the cost, and the route is round the back.
Both Manningtree and Mistley have conservation areas covering most of the older housing, and plenty of individually listed buildings including the Mistley Towers. Anything visible from the street gets more scrutiny here than it would in a post-war estate, so we agree the position with you and confirm it with Tendring District Council before ordering, not afterwards.
Estuary air, not open sea
You are eight miles inland of the open coast here, and the Stour is tidal and salty all the way up. It is less punishing than Walton or Mersea, but it is not inland either. We still specify a coated condenser coil on estuary-facing properties, because the cost of doing it at the point of order is small and the cost of not doing it arrives in year six.
Heating the top of a tall house
Three-storey Georgian houses are hard to heat evenly — the top floor is cold in January and unbearable in July, and the boiler cannot solve either without heating the whole building. A reversible unit in a top-floor bedroom deals with both ends of that problem for a fraction of the running cost.
Villages and areas nearby
We also cover Mistley, Lawford, Brantham, Bradfield, East Bergholt, Dedham, Stratford St Mary and the Stour valley villages on both the Essex and Suffolk banks. If you are not sure whether you are in range, call and ask — the answer is usually yes.
What it costs
Our pricing is published rather than quoted on the doorstep, so you can see roughly where you stand before anyone visits. See one, two and three room prices.
