A feature your buyers will remember the first hot week.

Air conditioning that heats in winter as well as it cools in summer. Fit it as standard to stand a plot apart, or put it on your options list and take the margin. Either way you get one number to ring and we deal with the rest — including your buyer.

Why bother

Four reasons developers put it in.

It makes a plot memorable

Buyers walk round a lot of houses that are much the same. A show home that is comfortable in July, with a wall unit nobody has to explain, is the one they remember on the drive home. It is a cheaper differentiator than another kitchen upgrade and far more noticeable than a better doorbell.

It is heating, not a luxury

This is the bit buyers get wrong and you can put right. A reverse-cycle unit heats as well as cools, and most owners end up using the heating more. It warms a room in minutes without touching the boiler, which matters in a room over a garage, a loft conversion or a south-facing extension. Sold as cooling it looks indulgent; sold as year-round comfort it sells.

It sells itself in a hot summer

Three million English homes reported overheating in 2024 — twelve per cent of the stock, up from seven per cent in 2019 — and only seven in a hundred of those households had any air conditioning at all. Buyers who have sat through one bad August in a modern house do not need persuading; they need to know it is on the options list.

And it is margin if you want it

Put it on the options list at reservation. You price it, we fit it, and the difference is yours on something you did not have to build. Buyers who are already stretching for the granite worktop will stretch for this.

How it works for you

One contact. We deal with your buyer, not just your site.

The reason most developers avoid adding an option like this is that it creates work for a sales team who already have enough. So we take that part too.

  • You get one person, not a call centreJustin Collins, directly, on 07413 515777. Same number for a budget price on a house type, a date for first fix, or a buyer who has rung you about a noise. You are not logging a ticket.
  • We talk to the buyer so your sales team does not have toIf somebody reserves and wants to talk options, send them to us. We will explain what it does, which rooms are worth doing, and what it costs to run — then hand you back a signed order. Your team never has to learn the product.
  • We work to your programme, not oursFirst fix goes in with your other trades before the plasterboard. Second fix and commissioning when the plot is ready. We tell you plainly if a date does not work rather than agreeing and letting you find out.
  • Handover is finished, not nearly finishedCommissioning records, electrical certification and a written section you can drop straight into the Home User Guide, with the equipment registered so the buyer's warranty actually starts.
Amalfi Care

The cheapest generous thing you can put in a brochure.

Our annual servicing plan. Buy it with the installation and hand it to the buyer, either free or folded into the upgrade price.

It costs you a few hundred pounds a plot. It reads to a buyer as a developer who thought about what happens after the keys, which is worth more than the money. And it does three things for you that a discount never will.

  • The callbacks come to usA buyer with a noisy unit or a musty smell rings the number on the service record, not your customer care team. Most of what gets reported in the first couple of years is a dirty filter or a blocked condensate drain, and we clear those on the annual visit before anyone thinks to complain.
  • It protects you where you are exposedFor the first two years after legal completion it is the builder, not the warranty provider, who has to put defects right. New-build warranties exclude claims caused by failure to maintain, and manufacturers can take the same view. A serviced system with a paper trail is one somebody else pays for.
  • It carries five years of our own coverParts and labour, ours not just the manufacturer's, for as long as the servicing runs — on the condition that the annual visit is done by an Amalfi Climate engineer. For a plot that means the system is under our cover right through your liability period and beyond it, with one number for the buyer to ring.
  • It does not come off your headline priceAn upgrade allowance is a discount wearing a better suit. “Three years' servicing included” costs you less and sounds like care.
Indoor units in the plotPer plot, per year

One to ten years. Our five-year parts-and-labour cover runs as long as the servicing does, so a five-year plan on a plot means five years where neither you nor the buyer is paying for a repair. Multi-plot terms are negotiable — ask.

Price

A figure per house type, from your drawings.

No site visit to get a number

Floor plans and elevations are enough for us to size and price. One figure per house type, held across the site, so your cost plan and your options list both have something firm to work from.

Sized to be added to later

Where the layout suggests a buyer will want another room done, we specify an outdoor unit with a spare port. It costs little now and gives your sales team something to offer at reservation.

Two manufacturers, not six

Fujitsu and Toshiba, nothing else. One spares profile across your site and one set of controls for your team to get used to.

Our own engineers

We do not sub the work out, so the people on your site in month one are the people on it in month nine, and the standard does not change with the subcontractor.

One more thing, since it comes up.

If a particular house type is giving you trouble on overheating — a single-aspect flat, a plot where the acoustic strategy means windows cannot be the answer, or glazing the design will not give up — that is worth a conversation. We will tell you honestly whether cooling is the right answer for it or whether you are better off solving it passively. We would rather be useful on the three plots that have a problem than sell you equipment across a site that does not need it.

Next step

Start with a conversation, not a tender.

Ring and talk it through, or send drawings and we will come back with a price per house type. No charge and no obligation either way.

Sending drawings?Floor plans with glazing, elevations, and your house type schedule is plenty.

Single plot, or a private client rather than a development? The home survey route is the right one for that.
